Ward Zoning and Planning Committee Meeting: 1/27/05

1451 West Farragut is seeking alley access for a six unit all brick condominium building. Unit sizes are from 1200-2000 sq. ft. and priced from $375,000 to $425,000. Alley access was approved.

1134 West Bryn Mawr is requesting a special use in a B3-3 zone to open a hair salon and spa in the former Foot Locker building. Special use was granted.

1128 West Ardmore is proposing an adaptive reuse of the former Commonwealth Edison substation to provide 16 condominiums with parking. The development needs ally access and a special use since it will be an all residential development in a B3-3 zone. Units will be from 1000-2000 sq. ft. and be priced from $250,000-$500,000. The proposed development was approved pending ECC review.

4700-47 North Broadway is requesting their property be rezoned from B1 to B3 to allow the accommodation of a high end white table cloth sushi restaurant and bar in the Borders Books building. The zoning request change would allow for alcohol to be served to patrons who are not eating. The rezoning was approved.

5217 North Winthrop requested a zoning change from RM4 to RM4.5 to convert an existing six flat into 10 condos with an added fourth floor to the building. The units would be from 1100- 1300 sq. ft. Prices have not been set. One unit would be set aside for affordable housing. The rezoning was approved.

The developer for the now closed Pisor Funeral Home, at Broadway and Foster, plans on presenting the proposed redevelopment plan of the property to the Alderman’s office and the zoning committee within the next month. The Alderman’s office has requested that the 3 story brick building at Foster and Broadway not be torn down as part of this redevelopment.

Nookies is still planning to open a restaurant on West Bryn Mawr. But when is anyone’s guess. The soil contamination from the former dry cleaners on the site is far more extensive than what was previously believed and will require a major cleanup before renovation of the property can begin.

There is consideration for redevelopment of the Dominic’s Food Store at Sheridan and Foster. A mixed use development is being considered. No firm details or plans at this time.

Clark Street has been down-zoned from a commercial zone to a business zone through Andersonville on the west side of the street.

The next meeting is scheduled for Februrary 23, 2005.
