Ward Zoning and Planning Committee Meeting: 4/28/04

The ward report was administered by Greg Harris, Chief of Staff, for the 48th Ward. Mary Ann Smith is undergoing aggressive chemotherapy treatment and will not be attending the meetings until late summer. Her treatment to fight breast cancer is going well and she expects a full recovery.

1055 W. Bryn Mawr (Walgreens Bldg.) has had permits issued. EDC, ECC and other chamber groups will get to review the plans for the development. The Atelier Development is waiting for Com Ed to move tension and cable lines underground. Construction will begin after that happens. 1100 W. Bryn Mawr (Nookies) is waiting for environmental issues to be remediated before construction can begin. Chicago Magazine voted La Tache, Tweet and the Speakeasy as 3 of the top new restaurants in Chicago. Bill 4031 regarding Tweet/Big Chicks is now in the Senate. It is expected that there will be a unanimous vote to allow Tweet/Big Chicks to obtain a liquor license. Construction will begin in the 2nd week in May for the Margate Park playlot. The 48th Ward met with Chicago Police Chief Mauer regarding lakefront policing this summer. There is a total of 66 officers assigned to each district (six districts) for summer patrol shifts between noon and midnight. The police officers will be on foot, ATV, bike and vehicle. There is a new Zoning Reform Ordinance that is being adopted by the City of Chicago. This is available on-line since it is still being drafted. Zones have been re-defined and added. R4 & R5 categories have been changed. This will affect retail, commercial and residential zoning. Block clubs and community groups will be involved to review the entire ward by the fall.

6121 N. Winthrop: A proposal to construct an 8-unit condominium building on a 50X150 foot lot in an R-5 zone. Developer is Martin Ronan. The proposal was approved.

6124 N. Broadway: A proposal for a 6-story, mixed use building with 10 condo units and one or two commercial spaces. Developer is Tam Tran. Architect is Jonathan Splitt. Alley access was approved but there was a motion to defer until the May meeting so that the developer can meet with the ECC.
